The Market - Why Houston?
Houston is not one industry. It is a large, diversified employment engine with long-term household formation. We focus on submarkets where demand is supported by:
- Job density across multiple sectors
- Population inflows
- Household formation and renter demand
- Infrastructure and school quality
Primary focus
Northwest Houston (Cypress, Tomball, Spring) because it tends to attract stable, long-term renters and family-driven demand.
The Asset - Why Class B?
We avoid extremes:
- Class A can be sensitive to luxury oversupply and rent volatility.
- Deep Class C often carries higher delinquency, maintenance risk, and operational fragility.
Class B workforce housing is the “middle layer” of demand. In downturns, Class A renters often downgrade into B, supporting occupancy. In growth periods, B can still capture rent increases if improvements are justified.
What we focus on: clear niche (NW Houston + Class B value-add) without pretending you own all of Houston.
